What are some of the best and easiest ways you have discovered to collect monthly rent payments? Are there certain bank transfers like Zelle that work best, or just a good old fashioned check in the mailbox?

You might have spent an amount of cash, but you got rid of a headache. Kindly check the prevailing law in regards to reporting women and child violence.

I just googled the landlord mitigation program. Full disclosure, you must be working with low income housing and your tenants must have received rental assistance at some point during their tenancy to qualify for reimbursement. Does everyone know this? Is it applicable in every State?

I wouldn't really recommend carpets since it will give you a headache in the future. Try to go with with Laminate, It comes in a wide array of colours and widths and is fast and easy to install.

They have probably passed this law to break the barrier of people trying to rent an apartment during this Covid19. Hopefully,when the crisis is over it will be repeal.

I have great tenants in one of my properties that is reaching the end of the 2nd 2-year lease term. I did not bump rent when they renewed the lease so it will be 4 years without any increase. How much would you bump up the rent by? I think I should bump up the rent, but with all the uncertainties going on right now, I am trying to figure out what would be reasonable, but also fair for them.

I think the White House and CDC just announced today about the extension of the eviction moratorium.

I would want something with their actual signature on it verifying that the information is true and accurate and that they understand that any false information is grounds for automatic denial. I also like to meet them in person to see what kind of people they are. We make our application available on our website for them to print out, then they can fax or email it in to us, or submit it in person.
