Most landlords don’t have to provide alternative accommodation during repair or building work, even if parts of your home can’t be used. You're only required to arrange accommodation if it’s written in your lease.  as what @Joseph Firmin said, if you want them to stay and keep a good relation you might want to compensate the inconvenience.

I just bought a duplex and I was thinking of removing the popcorn ceiling. Is this too much of hassle? It is probably not worth messing with a tennant probably wouldnt care too much about it. Maybe however this little detail would make the place more desirable to rent out? Any opinions about this?

Also what is the best way to remove this crap if I decide to do it?

Yes, sounds like an SOL situation, unfortunately. Flood insurance is usually a rider, but it is always good to check. Hopefully I am wrong and you are lucky!

@Richie Thompson You may want to just buy a used set either for each unit or install in a common area in the basement. The cost of coin operated laundry and the time to go and collect the funds would outweigh the benefit IMO. If you have onsite laundry for the tenants its a way to increase the monthly rent you are charging or added value to entice a tenant to stay long term.

Monthly income less than 3x rent amount.

Employed less than a year.

Huge amounts of debt.

No or bad rental history (leases less than 1 year or LL who won't talk to me or at least fill out a form).

Those are the main ones for me.

With a website like Facebook, most people are already spending time here every day, so there’s a great opportunity to catch the attention of buyers/renters through a different (and hugely popular) avenue of the internet.

I appreciate all your help and sharing your knowledge! We made some arrangement with the tenant and put it on writing. I just hope this crisis will soon be over. Keep safe everyone!

For me a property being built over 100 years ago (without having major renovations) and multi family conversions are both deal breakers.
I would greatly appreciate inputs and advice from everyone that has walk down that road. What I wanted to know is what do you guys look for when buying a rental property.

Theres two separate agreement for that. The option agreement: stating the length of the agreement, the upfront payment due, and the purchase price – among other things. and -- The lease (or a management agreement): which states how much you'll pay each month, the conditions you need to abide by, and so on.
