I would not take a deal with such tight margins but I would find a way for it to work. Based on the information it could be a sweet deal. I would recommend that you put more money down and ask for the rate to be dropped - win for the seller and double win for you. You will lower the payment by lowering the interest and the amount owed. Thanks for the help and advice. It would have been an $8,000 purchase and oh what a turd. It was in really bad shape. I talked with the seller and he flips mobile homes. He talked to me a little about what you had said. He lives in the community of 600 trailer homes and normally has the inside track if someone is going to sell. He claims that he has been doing pretty good with it.

He was open about the parks rules of owner occupied only. He said that you were allowed to do a rent to own and that is the loop hole for that particular park. It was a great learning experience! I appreciate your help!

I have a 992 3/2 w/ carport that is price very low. It is in a mobile home park where the rent is $432. I can probably get $600-$700 in rent. Here are my questions:

What other expenses will there be?

How do you take title? Is it the same as a house?

Any other insight would be appreciated.
