I have been investing in the Cape for the last 2 years but haven't done the best job of making contacts. I'm looking to connect with like minded individuals - wholesalers, investors, mentors, etc. Please let me know if your interested.

I would suggest a few different options.

1. Start reading or listening to real estate books. Your local library probably has a bunch of audiobooks.

2. Listen to podcasts from reputable sources - Bigger pockets, real estate guys radio, Ken Corsini. When I first listened to real estate guys radio I downloaded a year and listened to it in a month.

3. Find some good mentors and collegues. BP and your local REIA are good places to start.

Most cities have  website that you can visit to understand there sign ordinances. A lot of large metros don't allow bandit signs and have stiff penalties. I would be surprised if there was any ordinances specifically on having a dollar amount on a sign.

I agree with Jean. We need more info to guide you. PMI is just another expense that is similar to utilities or a mortgage. If the property can cash flow with paying the extra expense of the PMI you may want to consider paying the PMI.

I would also wait. In a couple of weeks you could submit the same offer and test the waters again. You can also have your agent figure out what the sellers motivation for selling is. You may find that there is another issue other then price.
