About 10 years ago we rented a town house where the owner had asked us if he could make some improvements. We were glad to have them. The work was done while we were working and we came home to updates. I would ask tenants and see what they think. I have installed upgrades at a tenants request with the knowledge that the rent would go up.

It would be CRUCIAL to hit the timelines that you quote the tenant and to explain the process.

I have been investing in SFR for the past eight years and I am starting to do the research to get into multifamily, 5 - 20 doors. I have read a few books on multifamily and have done some research. I am a little apprehensive due to the size of the property and not knowing all of the exact steps.

I am looking for advice on the steps that I need to take to be successful or for a contact to connect with that I can ask questions of as they come up.

I would advise you to start analyzing properties ASAP. I started with looking at properties on the MLS. I was able to run lots of properties and became rather fast at it. Within 30 seconds I look at a properties numbers and know if it is a deal or not. Robert Kiyosaki recommends that you analyze 100 properties before you make your first offer.

As you go through this process you will find places/websites that work for you. The MLS works, FSBO websites, and others. Driving neighborhoods is a great way to get to know areas and to find potential properties but I would not recommend driving for dollars until you get closer to being prepared. It is very time consuming.

I would not advise renting a property with any code violations. There is too much liability in it. I once got sued because a man tripped over his own feet - literally. I had it on camera. He still took us to court.

I would not rent anything until it was "rent ready", you will be safer and the tenant will be happier.

There is so much opportunity here in SWFL but I don't think that there is any one company that is taking advantage of it to its fullest. I would like to connect with passionate and motivated people that want to create a dominant Real Estate Investment Company. From my research I believe that we still have some time before a down cycle. It is very dependent upon your local area but on the whole I don't see it happening anytime soon. Funny that they told you that they are selling because of that. Not the best way to sell a deal - seems strange to say that.

If you are a buy and hold investor they markets cycles don't make any difference. You just need to know about the ups and downs when you buy and sell, nothing in between.

I only use a realtor when necessary. If I find a property on the MLS then I use my own realtor and never use the selling agent. When using the sellers agent they have a responsibility to the seller not the buyer. Also, when searching the MLS I use a realtor because there is nothing better then spending time with a realtor to understand if they are a good fit for you.
