Sales prices and rents are dropping. I would recommend waiting to see the market shift. I don't think that trying to cashflow at todays prices and rents with 25% down will work very well.

We do not ask the tenants for permission to enter, we inform them when we are going to enter. We give them a min of 24 hrs notice and they are welcome to be present. According to the law and our lease they cannot lawfully withhold entry. You should check your laws.

It is likely a company policy. Either way you can run a second credit and background check that will likely cost less than $100.

All of the following say that you should hire a PM:

- not within a 2 hr drive

- Do not have experience

- Do not want to have more rentals.

Before we were large enough to use Appfolio we set up ACH with Wells Fargo. There is a monthly charge an a charge per transaction but they are minimal.

Drew is spot on. I have only not used our PMC bank account for large scale rentals 50+ units.

It will depend on how difficult that the units are to manage. Are they A or D? Are there 50 locations or 1? For 50 units that are A or B and close in proximity we would charge 5% - 6%. For C or D we will be at 6.5% - 8%.

We NEVER charge maintenance fees.

We have 5 team members that cover each other when someone is out. It seems strange for a PM to leave for days without having a backup plan in place to cover the workload. Property management doesn't stop, it is a 24/7/365 business that must be addressed in a timely manner.

Based on the information provided you should not be charged a termination fee. But, you will have to read the fine print.
