@Account Closed I think it is extremely doubtful you are gonna find a HELOC on investment properties. Best chance is a cash out refi later in the event of price appreciation and paying down of principal.

Yes lawyer for sure.
Better option would be seller finance and lease option the property to someone. This would make it easier to use it for a 1031 swap

Yes because the homeowner is technically writing you a mortgage against the house. You then selling it to another person whether it be through seller financing or them purchasing via traditional financing would be a legal transfer of property and the original lender (if they know what they are doing) would call your loan.
