Hi Mark Balliet it's great to see that you are motivated and focused on building wealth for you and your family. You are doing it right by 1. Read as much as you can. 2. Meet and talk with as many (successful) investors as you can. 3. Write down a game plan. 4. Work that plan with laser like focus and massive action. Depending on your situation, a lot of new investors have good success with house hacking and wholesaling. There are many other ways too. Best of luck and welcome to BP! Adam

 Ah, yes, the Path of Progress is a term that is new to me from listening (obsessively?) to the BP podcasts every time I get in the car.  It's intuitive, but I hadn't heard the term until a couple of months ago.  My take on in... look for areas that are expanding out in a certain direction, look at the drivers of that expansion, and if they seem long-term, get in front of where that expansion is happening.  My simplistic observations for the Houston market, and specifically the West Houston / Katy / Cypress area (since that's where I live), are that one of the Paths of Progress is pushing West out in Katy and beyond.  Why?  My take is a combination of infrastructure projects, supporting the businesses that are setting up, which in turn creates housing demand, more schools, etc.  Specifically, I see the completion of the Grand Parkway from 45 all the way down to 59 and beyond as being a major mobility booster.  In addition, the completion of the I10 expansion several years ago (almost 10 years?!?) relieved a lot of traffic congestion to keep folks moving further west.   As well as the new Amazon, FedEx warehouses, new hospitals (Methodist, Texas Children's, etc), the growing Energy Corridor (albeit in fits and starts) along I10 as all being positive factors.  It's like a slow moving glacier.  It's there, we just have to pick something to focus on, make sure the numbers work, and take action.  That's my interpretation anyway.  The same probably holds true in the North Houston area too - the new ExxonMobil campus in the Woodlands, the widening of 45, Conroe is booming at the moment.  I'm less familiar with that side of town, but notice it every time I travel up to Dallas.

Advice to myself 10 years ago (I've actually been thinking a lot about this lately):

  • Take action each and every day (this can be as simple as listening to a podcast on my commute, to pushing through the uncertainty (aka fear) and buying that rental property
  • Don't try and time the market.  RE buy and hold investing is a marathon, not a sprint.  Pick up a house a year and stick with it.  The numbers need to work, but don't use the excuse that "this market is too hot" or "oil is crashing, I'd better wait".  Keep focused and find the deals.  They are out there in up and down markets.
  • The Path of Progress is real.  Find it and focus on those areas for long term growth.

 Hi Tony, I'm always up for a Friday happy hour / RE gathering combo :)  There seems to be a good level of interest in BPers in the West Houston & Katy area, so perhaps we can schedule a Friday or weekend option in there too.  I'll mention that on Thursday and see if we can get a few of us interested in that and will let you know!

 Hi Michael, I haven't posted on meetup.com yet.  I'm pretty new to BP, but have been very impressed with the level of sharing/contributions/member involvement, thus the reason for this group to start with.  I'm less interested in the size of the group, and more interested in the quality of discussions / active participation.  But, if we feel the need to post outside of BP, I'm good with that too!
