Great post and thank you for sharing your experience @Vijaianand Thirunageswaram I totally agree with shutting off the main water valve and drain all lines. 

I had a few bursted pipes from the attic in one of my rentals. The tenant followed the instruction but that did not save the old galvanized pipes of 1966 from the storm. The drywalls were severally damaged.
The lesson learned is I will start changing all galvanize and copper pipes to PEX going forward.

@Joshua Joseph I'm glad you are getting help here. Don't worry is part of the learning process. All these challenges are learning experiences that will make you a solid RE Investor.

As many have said focus on small local community banks and small regional banks like TDECU, Regions Bank, First National, etc.

My Goals for 2021 are:

1. Increase passive income to $4000 monthly before Dec 25th, 2021 - Currently at $1200

2. Close 35 Real Estate Transaction - Currently at 6

3. Close on 10 doors with a mix of SFH and Small MFH - Currently at 2

4. Help 18 New Investors acquired their first Rental Property - Currently at 4

5. Grow my YouTube Channel to 1000 subscribers by 11/20/2021 - Currently at 118

@Devin Bivens I will suggest you proceed with caution. You need to get the seller to answer some tough questions like why is the seller not listing directly with an agent or try FSBO?.

I can help take a deeper look at this if you want. The comps swing a lot in this area.

@Tatyana Edgeworth Welcome to BiggerPockets and congratulations on your decision to start taking action.

BRRRR is for creative investors that have the time, dedication, experience (or leverage on experience investors), and big heart for risk. It's a good way to force appreciation and improve cash flow with little money out of pocket..It's called sweat equity. With BRRRR you get Forces Appreciation + Market Appreciation.
You need education to BRRRR in order to mitigate your risk and surprises.

New Construction on the other hand required you to put down a minimum of 15% downpayment but you can put as little as 0% to 5% downpayment if you will be occupying the property as a primary residence or live in one unit and rent out the rest IF Multi-Family. There is no much room to add value because is NEW CONSTRUCTION but saves you a lot of headaches and issues plus you don't have to worry about CapEx for at least 5-7years.

I will suggest you take a deeper look at your financial profile and risk threshold then go from there.
