Hey folks, 
I am trying to draft lease for my first MTR guest, what resource can i use for the same ? 

2. Also what clauses would you keep for the guest in the lease? I am thinking for a cap of utilities bill . 

3. What can I do for background verification of the guest ?

Furnished finder is also a great resource to get renters for your MTR

Great idea, i am in a suburban area of San Francisco so not sure how to access the demand for it , but I ll definitely keep it in mind when evaluating the next deal

Hey all, I am trying to get to my next house hack and move out of my current primary. My strategy is to make a big single family into 2-3 small units and rent then out separately. In my market, I see a couple of houses which has a 150-200 sq ft office space with electrical and no plumbing, How can i utilize that space to have more potential income ? Some ideas i had was to put a small kitchenette or to extend the un permitted bonus room to make it to a ADU

@Brett Deas : what kind of furniture do you have especially couch type for pets? Any other rules/ guidelines that you have for renters with pets ?

Hey all, I have a STR/MTR at Tucson, Arizona. Although we love pets, our STR is not designed to be most pet friendly ( white couch, lighter shade chairs, etc). Marketing on MTR platforms i figured most of the guests coming in have pets with them. Would it be worth it to allow pets to attract a larger pool of potential tenants ?

I would also suggest to research a bit more on the arbitrage company to verify their claims and get references from other landlords that they will take good care of your property too

Thanks @Priscilla Avery for the useful insight, redoing parts of kitchen and bathroom is something i am definitely considering, trying to keep other big tickets items to be limited because of budget constraints 

Hey all, i am planning to do my next house hack and looking for some value add opportunities in the property, Me and my wife have demanding full time jobs and dont want to take on a very big scope of work, What are some of the rehab options that are easier to do and some things to avoid especially for first rehab.
The goal with overall process is to buy a house with a low down payment (5%) and spend 2-3% of property value to increase rents and refinance out of PMI

The market we are in is : SF Bay area/ Fremont
