@Nicholas Mann you just made a tremendously valid point, if a reputable title company was used, a cloud on the title would have shown up.

I highly agree with @Ray Hage I lived and purchased properties in both places lived in Suffolk Long Island and currently reside in Tampa Bay by far the best return is in FL.

Akeelah they are Ibuyers, just like offer pad. I have experience with them and they strictly sell SFH products, since the end user will purchase with traditional financing. Therefore, they are trying to get the highest possible offer, which is not ideal for investors my humble opinion.

I have several clients that are currently earning good returns with STRs & MTRs,  on the flip side. I have witnessed where NEWBIEs are having moderate cash-on-cash returns in TAMPA BAY area. Currently, the competition is fierce the girl next door has become the competitor, therefore driving prices down due to a higher competitive inventory. 


Will STRs & MTRs become a thing of the past...Thoughts?

Hello, to further add...the Tampa Bay market is very unique because some cities you now have bylaws that only allow certain types of rentals. Therefore, you will have to conduct extensive research to determine which cities allow STR's/MTRs and LTR's.

I just did an analysis for an investor out of California. They were about to close on a property for an STR, come to find out that city did not allow it. Just be careful and team up with a pro!

Should I hire an independent inspector give their assessment and/or reach out to an attorney if they don't correct?

Good day, my humble opinion I will keep track of all the maintenance request records to assure that you have been submitting WOs aka work orders within a timely matter. I will also recommend possibly getting a professional GC, so they can evaluate and give recommendations. Do not hire them because this may void your builder's warranty.
