I see! Thank you so much for the advice! It is noted and I'll work on it when I can. All the other units are rented and this is the only one that's vacant. So I will take your advice by trying it out on this 1 unit first.

Honestly, I got to Texas by chance. I'm in the Army and I was told to go to Texas. But I am glad I could start out here and conditions are better for landlords.

@Michele Fischer OMG!!!! I just recently listened to the podcast where you and your husband were the guests!!!! I apologize for not recognizing you on my first message. Lol. I recalled that you and your husband focus on those low-income properties. Let me just say, you guys are amazing by making livable units for those who are struggling. I'm just starting out but I would want to do what you do someday. 

Anyway, (still star-struck) I probably rated my property incorrectly then based on how you described the properties you talked about in that podcast. It's in a decent neighborhood. Just to give a better description, it's a 4plex, 3/2 and rents for $675. I'll post pictures at the bottom so you can tell. The reason why I wanted to update a little bit is that this 4plex is in a street with a whole lot of 4plexes like it with the same amenities. I want mine to stand out because of the better quality. Also, it could increase rents a little higher. But I'm not gonna make this the Taj Mahal. Just tenant-proofing.

I finally read all 15 pages of the comments! Incredible thread. I took notes for the tricks that are really helpful. 

This question might be out of place on this thread but how much hardening is too much for a property (cost-wise)? To put this question into perspective, I just purchased a 4plex which rents $675 for a 3/2. There is a lot of 4plexs like this in the area so I plan to make mine stand out by replacing the default materials with a little bit nicer ones (durable). I'll have the picture posted so you guys will have an idea of how it originally looks.

Any tips would be much appreciated. Would you change anything or leave it as is? Thank you!

@Michele Fischer hello! I'm just wondering, why leave the countertops for C/D? I just bought my first rental and they all have the default brown kitchen cabinets with the beige/tan plastic/formica countertops. I plan on updating it a little bit.

@Matt Gragg hello, this is probably late but I appreciate you posting some of the work you've done. It really is beautiful and it has a higher quality feel to it.

If you don't mind me asking, what do you do to make a B/C type property stand out? The ones on your pictures are probably in the higher end. I just bought my first 4plex and I want to improve the kitchen coz it has the stock plastic counter tops with the boring brown cabinets.

Any advice would be much appreciated. Thank you!

@Karl B. Tell me about it. It will be my first time in Texas and I lived in Fairbanks before that.

I would've wanted to manage myself but I realized being in the Army is so unpredictable that I'll need to hire a PM.

Oh yes! I plan to focus on buying in Harker Heights. It's a nice neighborhood. How did you become familiar with the area?

 Unfortunately I haven't figured out a way to automate the process other than allowing tenants to self show apartments.  The property management software takes away a lot of the heavy lifting though.  I can send a prospect a link and they can fill out their application from their phone.  I can then run my credit/screening right from the software.  If everything comes back good, then I can send my pre-autofilled lease to them (from the software) and they can sign right from their phone.  It comes back to me and its done.

For maintenance requests I have my tenants take pictures and use our app to submit work orders.  I then assign these to the appropriate person, who goes and finishes the job.  They update it, I check it and if everything is good then I close it out.

 Thank you for this wealth of information. Yes, I'm on the lookout for someone to post on this thread about self showing. If you don't mind me asking, do you mostly own SFRs? The only reason I ask is coz I've interviewed several PMs and most of them wouldn't want to handle Multis just coz of the headache they cause. This is why I'm leaning to use a PM instead because I plan to only acquire MFRs. Any thoughts?

I'm currently debating whether to hire a PM or do it myself. Heads up, I'm about to close on a 4plex. That's why I'm considering managing it myself, for now.

Any advice would be much appreciated! Thank you.
