@Amber Koontz I haven't worked for them for a long time. I just hired them but so far they've been really professional. They're also highly rated in Google. Barely any negative comments.

@Michael Le thank you for your response. You read my mind because I'm actually trying to figure out if I'm overpaying or low balling with my offer. However you lost me a little bit with your explanation.

The way I understand what you said is.. Let's say I found an under performing property where I know I can add value by reno, raising rents, minimizing expenses, etc., I will be basing my asking price for what it's potential value will be after I'm done fixing it up?

Forgive my ignorance. I really am new to evaluating commercial properties.

@Pete Harper I've interviewed the top 3 PMs in the Killeen area. JWC and Isbell are by far the better ones. The only reason why I went for Isbell is because for the service they provide, they have the cheaper price.

And YES! Their response time is quick! Not even 15 minutes passes before I get a reply. Sandy and Jessica are amazing. Hope this helps.

Thank you for simplifying Cap rates and how it's applied. I've done a lot of research on it yet no one could define it as simple as that.

If I could trouble you just a moment. Would you mind checking my logic if I understood correctly? So if I were trying to determine a Commercial RE's current value, I would need an accurate NOI (rent roll, utilities, etc.) divided by the current Cap rates (from a broker or PM)? At least for a preliminary analysis, of course.

@Michael Ealy I appreciate that you providing detailed answers to those who asked for your advice. I find them quite helpful. I am following your advice you gave in our conversation. I'm still waiting on the invite on your next webinar though 😁

I don't know Michael personally but here's my opinion on what he's done here... Kobe Bryant is retired. Now, he created his own basketball camp. He certainly doesn't need the money. If I had to guess, it's because he loves basketball and coaching. It's an honor to learn from those who are amazing at their craft because they certainly don't need to teach it if they don't want to.

I'm grateful to everyone here in BP who've helped those who are less experienced than they are.
