@Brian Kueck that is an excellent plan! I did the exact same thing. My only advice is get a 4plex if you can. I know, it's a bigger down-payment but you'll have more cashflow. If you bought correctly and in a good rental area, you could have everything be paid for while you live in 1 unit. Saving definitely is a must for the DP.

@Tyler Tronson hello Tyler and welcome. It's such a strange coincidence that I was listening to a podcast earlier today (Show 127) and Josh actually asked the guest speaker your specific case. I'll just tell you what they said, "Don't do it". Having a W2 job has its advantages. Primarily, it's the ability to get a loan from the bank. 10k will not get you far. The power in Real Estate is the ability to leverage money that is not yours to create wealth for yourself. You are shooting yourself in the foot if you quit now.

@Andrew Nocella my opinion on this is you don't know what you don't know. Why not try the path of less resistance first? Actually buy properties by hiring a realtor. It's no cost to you anyway when you buy. After several purchases, if you feel having a license would give you an edge then by all means go for the license. I'm pretty sure there are highly experienced and successful people here who have done it WITHOUT a license. And there are those that do have it. But they all have DONE deals. I hope this helps! @Pete Harper it's my pleasure. Yes, I was amazed of their professionalism and most of all the response time when it comes to communication. I've never waited more than a day. I kinda feel bad coz I'm constantly texting and emailing them too 😁.

I'm not surprised. With the one interaction I had with them, I knew they wouldn't meet the standard. I'm glad you switched over. Compared to Armadillo, Isbell is definitely gonna be a night and day difference. I hope this time around operations will run smoothly for you.

@Pete Harper Armadillo is a big No for me too! They were managing the property I was about to buy and kept trying to sell me while I was doing the walk-through. They promised to make ready 1 unit but after closing they didn't do it when they got word that I wasn't going to use them. Very unprofessional to go back on their word.

Yes, JWC is the biggest. The guy I talked with was very pleasant and knows a lot about the market. He even gave me tips and suggestions even though he knew I wasn't gonna use them. Now that's professionalism.
