@Bryan Crowe hello! I hope you're doing well. I assume you're talking about the BP calculator. I can't really help because I can't see what's on your screen. Probably the help desk can assist you with that. But what I can help you with is for the analysis.

This is a simple way to analyze on paper. I recommend you doing this anyway before attempting any calculators so you actually know the "what" and "why" for the numbers. The calculator is there for ease of time but for starters it's better to do it the long way.

@Jesus Orbea "it depends" really is the most accurate answer. I noticed most experienced investors have the same answers. So I would listen to them. The answer "it depends" is because of goals and that we all have different starting points. Start where you feel comfortable and if your goals are aligned with what everyone is saying then you already know where you're working towards.

@Lore Postman Hello, and thank you for providing detailed instructions. I live in Texas and I found the owner's name and address. I've tried all the suggestions on this link however, the owner's address is the property address. This property is a small apartment complex with no leasing office and the address of the owner doesn't show a unit or a phone number. I was hoping to send him/her a letter so I do need a mailing address. A phone number would be good too.

Is there another way to skin this cat? I'm hoping not to go door to door looking for the owner.

@James Booker Hello and welcome! I haven't done much wholesaling myself but let me share one of Tony Robbins best advice "Success leaves clues". Which means just find the best wholesaler and be a bird dog for them for free. You'll learn way more than just reading. Not to say reading is bad. I hope this helps!

@Armani Joe hello! As what @Matt Brown mentioned, it is a sketchy area. Things to keep in mind, you'll attract the kind that wouldn't mind those areas. I'm only saying the likelihood of attracting tenants that would take care of your place is slimmer. With that in mind, maintaining a property from a distance is a little bit more challenging. I assume you'll hire a property manager but PMs won't care for your property more than you will.

If you can manage the PM well and can stomach the possible surprises that come in D neighborhoods then you'll be fine.

Hello @Hil Hernandez! Just outside Fort Hood is a rough neighborhood. I've interviewed most of the top rated PMs in the Killeen area in my search for hiring one for my own and most of them would not take any properties in that neighborhood.

I know that wasn't a solution but it just clarifies why the 6-7 PMs were not being fair to you. I agree though that hiring your own handyman would cut that cost.

@Lily Wang to caveat off of what @Greg Dickerson said, begin with the end in mind. What would you like to see from your portfolio 30 years from now. That will guide you in how much and what kinds of priorities you would like to buy.

Definitely a refinance or HELOC to buy more properties.

@Charles Seaman thank you for the response. Yes, I've been studying up on the the whole syndication process. Honestly, my greatest strength is working well with others and I'm analytical. But thank you, I will reflect on what you advised and reevaluate on where I fit.

Just curious, if you hadn't had your experience with your commercial company before you got started, would you buy several small MFH (duplex-4plex) before jumping to apartment complexes?

As promised here's an update! I eventually backed out from this deal. I requested the seller to install a French drain and gutters. He refused to. I redid my math and if I payed the install myself, I would be under 12% Cash on Cash which is one of my buying criteria. It stings because this is the first deal that I backed out of but I take comfort on all your advice that this would've been a major problem if left unsolved.
