Hey @Greg Houts! I'm in Chattanooga, and I can testify that it is growing and has more REI potential than I'm seeing in larger metro areas. In fact I moved here from the DC metro area (Northern Virginia) in part because it's better for REI. I'll note some of the reasons I moved (family friendly culture, less traffic, lots of outdoor activities) are bringing people to the area in droves.

As far as STR, I have one STR in Myrtle Beach that's done very well in the past year, and as you note, no "landlord" drama there. If you're considering that move, Chattanooga has a strong STR market as well. Check out Chattanooga Vacation Rentals- they offer wisdom to real estate investors from early on in the process in terms of areas, ordinances, etc.

Hi @Candace Bass!  It's great to see you growing from your own rental portfolio to helping others!  When you're an investor yourself, it certainly helps as you work with other investors.  I'll leave it to the PMs here to suggest software and those details.  I'd note not every broker is interested in doing PM, so when interviewing, make sure they are at the beginning.

@Landon Bleau's focus on goals is spot on!  And it's okay for your goals to change: the mere act of having a goal and working toward it ensures you will achieve more than you would otherwise.  I'd say come up with a big goal for where you want to be at 25.  Then determine what steps need to happen to get there!

Hi @Dustin S. have you tried Ross with LaRossa: https://www.larossaconstructio...?  It may be too small of a job for him, but he specializes in investors, so maybe he can.

All the contractors here are slammed, and the ones who aren't busy are the ones who aren't good.  Did you ask your Realtor for a recommendation?  Generally a contractor will make time for the client of a Realtor they work with regularly.

Hey @Christopher Miller! I love the frank honesty of your post.  The struggle to find deals in NOVA and the DC area is real.  I know some people who're making money with fix and flips, those are people spending a lot of time and money finding the deals, though.  The other thing I see people doing is house hacking by renting out extra bedrooms.  You're right it doesn't turn a profit, it effectively lets them live for cheap or free.  I also see people keep prior primary residences as a rental when they move on, but most I've spoken to aren't cashflowing there.  They're just counting on the appreciation.

I moved away from Northern Virginia last year in part because of the lack of real estate investing opportunities there.  Now I'm in Chattanooga, TN, where the median purchase price is $230k and 2020 appreciation was 13%.  I help out of town investors buy in the market here, and that's such a big thing here that the "team" exists- property managers, contractors, etc.  Maybe out of town investing is your way forward?
