@Scott Steffek   has left several out of state and out of country investors hanging mind project. He’s in my area and I see his messes all the time. Just helped two dudes from Israel get bailed out of a project that should’ve been 4 week flip go over a year. Fortunately the market appreciated so much they didn’t lose their pants but it was a stressful year for them. They made the mistake of including the funds for the entire project at closing so were screwed from day one. He partners with some Elbert dude from Illinois. Report him to the attorney general.

Ironic her bill amount is basically the rent she owes you for September. Ask for all receipts of work done, proof of permits. She won’t provide it. File a complaint with the city, attorney general, and realtor board. She’s a POS and this is normal action for those leaving.

Just get licensed. No one can run comps like you will. If you find an agent to do it- they will do a quick search and give you a number. There's nothing in it for them so why expend a ton of time on it. I would give my agent referral listings and the comps still weren't the best. They don't know the property, size, layout, etc like you so they just give random comps. 

The issue with the admin access is a lot of regulation for GNIAR that isn't worth the time unless you really have an admin. It's not free either. 

At the end of the day, it's faster and easier just to get your own license- plus it's an extra tool that produces $$$. Because I'm awesome, I get listings all the time from people who want to sell cash but can't/don't like my offer so I'll list it. An extra $2-3-4K in commission a month covers some marketing expenses.

Indiana is legal. They may have been thinking about Illinois since they just passed a law that requires wholesalers to get a license now.
