welcome to BP. You should connect with some active investors locally. There's a monthly group in Schererville that is worth checking out as well. This month's meeting was all about rentals and I learned a few new things. I'm up the road in Highland now but in my days before REI, i sold insurance door to door. I probably knocked on 95% of the doors south of 151st down in Lowell.

@Sumeet Gangwal I would not buy in Gary as an out of state investor. If you're buying it from a local "turn-key" company or local investor, you're likely over paying for a property in a POS city. Gary is the type of area you need to know block by block and hood by hood. You need a great management company or be completely hands on. It's appealing because the entry point is low and rents are high relative to purchase price. Properties can experience great cash flow but little appreciation. At this point, it's still speculation the city will appreciate and is a huge gamble. One bad tenant and year of cash flow is gone. Good luck.

No- because you’re such a small percentage owner. I am 1/50th of a syndication so if I cared, I could count 3 doors- not the 150 doors there. I only count stuff I own myself or with my one business partner. Basically I count stuff i control. But i don’t care to wear my door count on my name tag and let everyone know so it doesn’t matter to me.

They reached out to me a month ago. Their sales guy James apologized for the issues they had this spring and assured me they took care of it. He asked me to give them a second chance. I did because i liked a product they had (the accordion mailer). I placed an order of 20k on 10/28 that was supposed to be split in 4 equal weekly batches starting on 11/1. I paid extra to upgrade to first class mail so i knew it’d hit faster. To date, I’ve had 0 calls and none of the 12 seed letters have landed. James ghosted my calls and emails last week. I spoke with multiple people on Friday before I finally caught him late Friday and he assured my 3 of my 4 batches went out. Everyone gave me different info regarding what day it was sent. But I have 0 calls and 0 seed letters hit. I don’t want to say they are intentionally doing this but whatever it is, I would never recommend them again.

I'd flip it. Valpo prices are skyrocketing and houses in Valpo sell fast. That's a big house for a rental and depending on where it is, could be worth a decent amount as a flip. Sell it and go buy 2 smaller 3/1 slab homes that will get you 150% of the rent as that one big home.

@Joe Donohue in what ways is working with the county difficult? And how does that have any baring on Lake county being a dangerous place to invest? 

Prices are skyrocketing. We have record numbers of Illinois folks jumping the border. And plenty of other great stuff going on. But please enlighten me why it’s a bad place to invest.

@Francisco Alzuru Was the 4 unit in Merrillville? If it's who i'm thinking it is, the dude just sold all of his eight 4 units to the same buyer. I have a few over there and am starting to sell too. They rent super fast. I just switched my management from Property Boss (stay away) to Vilgar Management. They are out of Munster but manage all over Lake county. They have staff who is bilingual which is a huge advantage now.
