Hi Tom- I'd be happy to answer those questions off line- probably easier to have a convo vs typing out a dozen messages here.

Congrats Ben- Hammond is a great place for rentals. I have about 2 dozen there. The city, like most in the area, are very big on using licensed contractors and pulling permits. Whoever you use for PM should be able to help you with. Feel free to hit me up if you need anything.

This is off my carrot dashboard for the last 90 days. The # of leads closely matches what I have in Podio. I barely know SEO since we rely on Carrot for the site. We talk with them quarterly to tweak stuff. We have a company running our PPC and one dealing with Facebook. Regarding that picture- I found it on the internet in the image section. Probably the same why your competitor found it and it's a coincidence it's the same for us. I am not the person in that picture and I doubt your competitor is that person in the picture. It's like the Carrot sites were half of them have that middle aged Indiana couple with the sold sign. SpyFu is new to me as I found that last night too. I can't explain the numbers yet. What I know is we get leads from both sources. Yes SEO is the highest ROI but PPC does pretty well for us to. Am I looking for ways to tweak things so I can shut out the competition- hell yeah.

It doesn't catch our PPC because it's local. We average about $2500-3000/month for 20-40 leads. Average cost per lead is around $135-150.  Our market is about 400K people.

Why can't you do both? We get 9-11 leads a week via SEO and another 6-7 from PPC. There's maybe only a 15-20% that are the same leads coming in via both channels. (not trying to be controversial here like the last thread- looking for a real discussion)

@Jerryll Noorden not sure why you're such a jack when you respond to direct mail posts. You seriously cut and paste the same response every time. You're entitled to your opinion but I've had many callers comment how my card hit them at the right time. I'm like, what happened to the other 15 I sent our over the previous 18 months. If the message doesn't hit home, they toss the card and forget about it. It's a small few, maybe you, that get their panties all tied up when they get a piece of solicitation in the mail. Those usually call and leave a nasty voicemail to be removed. But go ahead and mail one time- no arguing here.
