We do and it used to be a pretty nice lead source with no completion. I know 3-4 people in addition to us now targeting probates. And they all use the stupid, “I’m sorry your family member died but you need to see me your house now” letter. It makes the PR salty and already an uphill battle. Ain’t to secret lead source anymore. Just 3 dozen people fighting over the same leads.

Make sure you bring confirmation that you can enter. Be it an email or text - print it out. Neighbors like to call cops when they see someone taking down boards. Plenty of experience with that.

@Ryan Kuiper welcome to BP. It’s a great place to connect. There’s a monthly Meet-up that meets in Schererville that meets on the 3rd Monday of each month. Plenty of wholesalers attend. Are you looking for more turn key type properties or something you can do some work to?

I see you're just over the border. Have you selected an area in Indiana to get started in? If NWI is an option, I know several agents that also invest.

If I'm the property manager, I'm dropping you before you drop me. You hired them to place tenants and take care of the unit. If someone is going behind me back to do background checks after I've been trusted to place a tenant, how many other things are they going to nit pick about. I'd be concerned about this person calling daily and questioning every decision I made. Who's the expert in that area- you or her? Maybe the eviction was many years ago and they had a legitimate story and their situation is find now? Maybe for that class of area, it's unlikely to find a tenant that meets your A class requirements. As far as repairs, again I'd be annoyed you're going around my back to vendors to get prices. Can the PM not mark stuff up to make a little profit. It's not like the 10% they get each month is making them millionaires. As far as the mark up amount- $60 isn't going to kill your profit. Some people cry when they mark it up $10 so it's impossible to keep everyone happy. I'm not reflecting on the PM's integrity because we only have your side of the story but chill out dude. It sounds like you are a control freak and should self manage. 

(I'm not trying to be adversarial but giving people a different side to appreciate)

I don't know anything about the Michigan market but NWI is on fire. With the mess in Illinois, the state line is a revolving door of folks flooding in. Flips sell fast and rentals fill fast at high rents. Taxes are low and we're a landlord friendly state. Values have skyrocketed in the last 3 years but are still a fraction of the other suburbs in IL. It's a good place to invest.

Yes you should join. I started attending in the fall of 2015 and some of my best connections came from those types of groups. I'm familiar with the Indiana. There's a larger one in Schererville that averages 80-100 people a meeting and has a ton of good content- you should check out that group as well.

Attend a local investor meet up. Invest NWI has a huge one in Schererville and a very active Facebook page. There’s probably someone there who can help you.

Northwest Indiana is a solid place to look as well. We get a ton of Illinois buyers and renters crossing the border because of lower costs of living. We're only 45mins to downtown Chicago and many commute for the higher paying jobs in IL. Indiana has much cheaper taxes and is landlord friendly. I'd be happy to answer any questions you have about this area.
