Hello BP,

I have a question! I have a big house I am looking to purchase in the New Orleans area. The house has over 10 rooms. It was a boarding house in its previous life. The property needs some cosmetic repairs.

I would like to partner up with a non profit..i.e. VA, Homeless Programs, etc to rent out per room. I researched many agencies, but no solid hits yet.

Does anyone have any experience with doing this type of transaction? What leads shall I chase?

I am an investor in New Orleans. On July 5-9 we have a big festival that draws 1000s of tourist to the city. I have a huge property with 8 rooms that will make the perfect vacation rental.

Does anyone have any experience marketing vacational rentals?
What type of strategy should I use to get the rentals occupied?

I need your advice. I have been calling several banks seeking their bank owned apartment complexes. i have had no success. I am looking for apartment complexes with 50+ units.

Are their any experienced investors that can possibly help me out or give me some advice?
