Checking with realtors is great! Make sure to call the PM's and see how they follow up. Some PM's have poor follow up both for renters and owners... You could ask for some referrals from the PM's as well.

@Nicole Thomas - My first property was a homepath deal. I ended up using the listing agent - not all agents will do this (on some other deals I have used an agent that was referred by the listing agent - it has helped but cannot say that is always the case). There was not a lot of negotiation room, however, they did come down a little bit. It was not only going to be my primary, it was also going to be my first house ever (I was told that helped). At the end of the day, all you have to lose is them rejecting your offer. My deal had three offers placed, mine was accepted. This may not always be the case, BUT, it's sometimes worth a shot.

@Baron Hicklin - have you played with this site at all? https://beaconbeta.schneidercorp.com/. In my neck of the woods, zillow, trulia, etc also provide some data.

I just googled HELOC in Colorado and came up with a bunch of options. You might also check with your personal bank. I did a HELOC through US Bank - I bank with them and the terms were good. Good Luck!

@Brandi Carballo. The prices in Lincoln City might be better due to a variety of reasons. I would suggest that you read up on the vacation rental proposals going through now. Some things to keep in mind are occupancy limitations and location. The proposals have night limitations in certain zones and a max occupancy of 11 (5 bedroom max, count of 2 per bedroom + 1). There are some locations that will allow 365 days of renting. You can see all of the current and proposed rules by visiting the cities website, www.lincolncity.org. Many areas are tightening there rules on VR's.
