Try Lake County (Clearlake area) or Mendocino County (Willits) as that is one of the only places nearby you can find prices close to what your looking for.

I think marketing toward veterans on military bases is a really good idea. Most veterans have no clue what benefits are available to them. I was lucky to have an Army buddy of mind was in the market to buy a SFH around the same time I was, so we bounced information and ideas off each other and kind of educated each other during the process.

Update- I completed all the required courses to sit for the exam to get my brokers license. Unfortunately, California changed the requirements just as I finished so now I have to obtain my sales license and have it for a few years before moving forward; so I'm going to take the sales exam within this next month or so.

After listening to the first couple pod casts here on BP, I heard a few people mention the Rich Dad - Poor Dad book so I picked it up the other day. So I was wondering if anyone had another book recommendations that would be advantageous for someone starting out would be appreciated. Keep in mind I'm looking for quality books, preferably not from some cheesy RE guru.

This is something I have been putting off too long, as I started taking the coursework back in 2010. My goal for 2013 was to complete all of the coursework. (Fingers Crossed)

I've been SLOWLY working on the coursework needed to obtain my brokers license, and I'm curious to see what advantages people here have experienced. I'm guessing the access to MLS and finding another broker to bounce deals off of would be advantageous, but what other benefits are there that I'm not aware of?

I was doing some online surfing looking for a legit website offering online auctions on foreclosed and tax lien properties and it got me thinking; what websites are some of you using to locate worthwhile properties in your area?
