As a broker in Naples, I'd like to clarify that the city limits of Naples is a very small area (10% of Naples as a whole, if that.) and consists of Multi-Million Dollar Homes and Condos starting in the $500's which aren't typically what investors go after. There are STR Opportunities North of "Pine Ridge Road" that are walking distance to the beach. Although in Naples, everything is relatively close to a beach. Like in any city, cash flow depends on the deal you find... prices are higher in Naples but so are Rental Rates. Hope this helps clarify the STR Ban in Naples... I don't think it would be fair for future eyes who see these posts, whom like the idea of Naples, to think it's completely not an option for them.

I'm a Real Estate Broker in Naples... without an agent involved, I think it would be a good investment to pay a Real Estate Attorney $700 or so to handle the transaction. If you need a recommendation let me know. Hope this helps.

Hi Seth.

I'm a Real Estate Broker and Property manager here in Naples... if you're looking for condos, then weekly rentals will not be an option... (with the exception of 1 or 2 condo subdivisions that I know of... one being in Marco Island nearby.) Within the city weekly rentals are not allowed, that's not to say that some owners do not do them. It mostly becomes an issue when you have tenants that are loud and the neighbors call the police. A lot of our clients find success in leasing seasonally at a much higher rate (2-3X the off season or annual rate). And during the off season we help them find tenants that are looking for short term in the sense of 3-6 months (maybe in between homes waiting for a home to be built, or just moved into town and want to rent while they find a home to buy, etc.).

For Single Family Homes that are near areas that appeal to short term renters, I'd look in Naples Park and the Bayshore Arts District that is closer to Downtown and the Pier.

I think it's also important to give some thought to if you will manage the weekly or AirBNB style rentals yourself... because I do not manage those types of properties nor do I know anyone in town that does (Not to say you can't find someone on your own but I imagine the fees will be quite high).

Happens all the time here, your Realtor (if you used one) should have educated you on the pipes.

However in this hot market it’s very common for buyers to move forward with the piping as is.

I imagine it will be difficult and expensive to hold your inspector accountable so it would probably be best to negotiate with the buyer or find a buyer who doesn’t care.

I recently sold a unit to a buyer whom I warned about the potential issues and he simply didn’t care and moved forward with the transaction.

I always want to stay at an AirBNB, however once you add the cleaning fees and other fees, the price isn't as appealing as it seems while you are scrolling through properties/rates. I think AirBNB's have to be a special experience (Mountains, Dessert, Beach Cottage, etc) to compete with the consistency and amenities of a Hotel.

Hi Lynn, if I were to buy a condo in Naples it would be West of I-75 which makes it appealing to seasonal renters... I would rent monthly during peak season and try to find a short term tenant off season (6 months or so). Condo makes a lot of sense if your budget is around $200K. Building West of 75 is costly... you would want to build East of I-75 and it would be more suitable for Annual Long-term tenants. The area I would build in is Golden Gate Estates (No HOAs, Cheap(ish) Land, Plenty of Contractors/Builders to choose from that can build affordably).

P.S. That Condo I had mentioned would rent for $3,000+ Seasonally (December-April) - about half of that rate during off season. That's ballpark as it greatly depends on area, condo itself (Finishes, etc.)

Hi Russel. West of I-75 is definitely your best bet for short term however it will come down to what $200K gets you in our market... you're probably looking at a nice 2/2 condo. Single Family is not available at that price point (Maybe a fixer outside of a short term rental area.) Best you can hope for is a condo within an association that allows 30 day rentals - most seasonal renters rent from November-April in 30 day+ periods anyhow (During this period rental rates essentially double as the snow birds come down to vacation). I just helped a client buy a turnkey 2/2 condo only 3 miles from the beach in North Naples for $188K - something like that should make a great rental for you. For something within that budget that allows weekly rentals, you may have to search outside of Naples (Collier County).

Thank you for the reply and feedback! - Definitely want to try and do something different and creative, I feel like AirBNBs are great for coming up with unique ways to create income producing properties. Anyhow, I definitely agree with starting with only one... max two if the contractor says it would be more efficient/affordable to build two at a time. However, the land is so cheap I feel like buying it is fine... it's a popular and growing area so I feel owning the land will be an investment on it's own. Thanks again AND you're right in my backyard! Awesome.
