@Keith Bloemendaal I like the Wilmington area, I have not done anything there but I am sure there are good spots to develop.

Jon, sorry I have been so busy I have not been on here much. We will make an average of about 29% per house. The first one list in a week and we have had lots of traffic in anticipation of it listing. These lots I had owned for a while but I like to build and list in 120days or so. The first house ran longer because I completed all the site work for all the lots at one time. Here are some more recent pictures.

I use a variety of different residential designers/architects depending on the product it has ranged from +/- $1500 to $10,000 depending on the home and complexity. We rarely duplicate plans so I always look for new designs.

We paint first then touch up. This also allows a lot better look at drywall flaws. They always happen but are a lot easier to spot on painted walls

Sean with your experience anb background I am certain you can turn 40k out of a lot smaller investment. I started with fix and flips and worked up to specs and multiple infills.  Are there opportunties for flips and rehabs in your area?

Actually we are doing it in my project that I just crowdfunded. We are usuing a gas burner with glass media and adding electrical and extra support above for flat screen TV. I will get you the brand name.
