Good morning! As someone who has 2 properties out of state, I'm going to double down and echo what others have said. You have to start with a solid foundation and team. That is the only way that it will work because they handle a lot of the heavy lifting for you. Your price point may cause you to run into inventory issues but if you plan to renovate / flip then you should be able to find something.

Evening all!
I'm new to the investing world and am looking to utilize some home equity to make a purchase by end of year. Target market is Davenport, IA and the surrounding area in Iowa due to my family being there and the businesses/colleges in the area.
Does anyone have experience investing in Davenport, Iowa or have recommendations for a realtor in the area? I've reached out to a few individuals on here to introduce myself but am 100% open to recommendations for investors too.
