I feel kind of stupid asking people flat out what their mortgage is, is there a tactful way to ask?

I used to meet with the seller to look at the property and then set up a second meeting for signing the contract. You wouldn't believe how many deals I lost because they were ready to sign right then and there! ALWAYS have a contract with you!

Also I like to send the contract ahead so the seller doesn't feel any pressure to sign a contract they haven't read, plus it saves time having to read it at the appointment.

Motivated sellers usually only have 1 or 2 questions and then they're ready to sign.

I also bring a sign to stick up in the yard at the conclusion our meeting. May as well get the marketing started right away.

ok, so I find a what could be a potential deal (needs renovations, fsbo, on the market for over 30 days). I've seen tons of scripts online with great information, BUT I'm not seeing anything on what happens next. Do I try to make an appointment to see the home? Then what? I understand  that most people will  say "no", but I want to be prepared for when they say "yes". Thanks!

Wow! Thanks for the responses! I've started reading the beginners guide, and have yet listen to a podcast (although  it is on my agenda). I've already learned so much just by exploring this site. I'm so happy I have a place to ask questions!

Hi everyone! My name is Alicia Hensley. I'm just starting out with real estate, although I've been dreaming about it for a long time. I want to spend  my time with my family instead of working for somebody else, so I decided a long time ago  that real estate was what I want to do. I got my degree in interior design so I had the knowledge and foundation to remodel and flip houses. I have one rental, which was my primary residence until recently, and now want to go full time into real estate. I currently live in Washington state, but I travel to Utah regularly. I'm ready to learn as much as I can and meet like-minded people. I'm so excited I found this website!
