hey Jess! I actually pulled the trigger and refi'd back to 30. So much better cash flow and I was able to buy 4th house (primary residence) in a brand new development in MD :). If you need a mortgage broker, let me know. Btw, I am also a realtor now - part time while I work as a PT :)

Very true ...so much opportunities living here in the U.S. I also moved from the Philippines back in '91, and went to NVCC for Physical Therapy. Worked full time, and had 4 part time jobs years ago. Bought a TH in Loudoun County at 25yrs old, and house hack for years. They paid for my entire mortgage and I travelled abroad :) Today, I own 3 rental properties and looking for a primary residence in Gainesville or Leesburg.

If I go for 30 years, monthly payment will be $1000, then yes, I will cash flow better. It's just the thought of going back to 30 years term. And I don't really want to sell this house. It's in a great neighborhood of Northern Va.

Hi BP!
I am thinking of refinancing one of my rental property ( currently own 3) Need your help to decide if I should stay at 15 years or go for 30 years. My goal is to eventually pay it off and buy 4th house (owner occupied) this year.
Current mortgage (last refi Jan 2013)
$132,000, 3.12%, 15 years loan, $1625 monthly Rented $2,000 (market value $395,000)
I've already called a local bank. For 15 years, rate is 3.75%, and 4% for 30 years. Closing cost is about $4,000.
What do you guys think? Would like to hear your input.

Yes, I go through PM for those properties in Charles Town. But the one in Leesburg/Lansdowne, I managed myself since it's nearby. I found the ones in WV thru Keller Williams listing. No, I don't have them on LLC, but I'm in the process of getting Umbrella Insurance from State Farm.
