Is it possible to house hack with no and low money down? If so, is it worth it on that type of rental property?

Hello BPers, I am thinking about making my forst investment property a multifamily unit, owner occupant type of  setup where i live in one unit and rent out the others. Any tips or things I should know before doing so?

Also, is that  generally a smart way to start of with realestate investing? looking to learn as much as I can.
