How old were your daughters when they got started? I’m pretty young so when I hear other young people being successful it motivates me a lot more

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Buffalo.

Purchase price: $121,000
Cash invested: $4,500

My first duplex house hack. I did FHA and put 3.5% down. I close November 2018. I'll be renting out the upper unit while living in the lower with roommates covering 100% of PITI. Plan to live there for 1.5 years, force appreciation, then BRRRR it into a 4plex (stack method).

Hey! What are some digitaL ways of organizing important documents for properties? (Google drive etc). Any apps you recommend? Also, Should I create a separate email address strictly for property stuff?

Hey! So need some input on what would help make my offer I'm putting on a double, strong. Its listed for 114k. Three other offers on the table. My potential offer is 120k FHA. What else could I add to make me the most attractive buyer?

Hey! So I found a double going for 100k. The only issue is a huge foundation crack in the basement. Should I make an offer anyway and negotiate the seller fix that problem? or put in an offer far below asking, so that I have room to repair it? Or just forego the entire deal? Thoughts on the matter.
