@kenny Dahill, the tenant covers only $16 bucks of what section 8 is paying section 8 is covering like the other 98% of rent starting from August going forward.  

She moved in June 1st And paid June rent in full with security deposit.  Inspection took longer than normal throughout July, finally passed at the end of July but section 8 will not cover July rent making it the tenants responsibility. (They make full rent amount  the tenants responsibility if they move in months prior to Inspection passing.) Section 8 only picks up the month following inspection passing.

The tenants stated she is working with DSS to help her pay her rent owed for July but I have  no idea if she really is or playing games. I gave her until the 20th to figure it out.

What portion of the rent does the tenant cover? I know typically Section 8 helps to reduce rent but still requires the tenant to pay a portion. I think your chances of beating HUD are slim but you should still be able to collect from the tenant for their portion. Unfortunately it sounds like HUD is putting you both out to dry.

I hate to say it but figure out the risk of eviction/vacancy vs. collecting that single month.  Have a conversation with the tenant about the plans to recoup the missed rent.  If they gave you a security deposit, then you can deduct late fees at the end from their security deposit.  Payments always pay off unpaid expenses first, then rent.

@Max T. Not that simple. I forgot to mention she receives section 8. They are paying August and going forward. They won’t be paying for her staying during the month of July.

Inspection took longer than necessary throughout July so rule is the tenant is responsible for July rent in full. Just giving some clarification.

Hey, I would like some suggestions to help my tenant catch up on back rent for July.

Should I spread it over the remaining 11 months on top of her rent or are there any other options where I can get that money sooner? Open to all suggestions. Thanks.

I bought my first duplex last year at 23 years old. I’m house hacking btw. Been through some crappy tenants because I didn’t screen properly but then I learned my lesson at 24 now and have not one but two great tenants moving in.  

Bought the duplex intentionally with value -add in mind since I knew I wasn’t getting another property for a while and wanted to focus first on land lording this one.  So this month I’m turning my attic into a 1 bedroom apt.  (I’m adopting @Ashley Hamilton advice of getting it rented before construction even begins). Making my house technically a triplex.  I’ve only been in this game 7 months I’d say the best learning is through experience...

My advice to you would be: 

1) start now (seller finance, regular finance, private lending, going in with a partner who has capital etc) whatever strategy works for you just start now. 

 2) screen tenants thoroughly. 

3) look for potential value add property with extra space you can convert. 

4) make connections as early as you can with tradesman and other real-estate professionals. 

5) keep educating never stop. 

6) househack/owner occupy if you can! You’re young go for it

I’m adding an attic apartment to my duplex and wanted to know what is the general value add in dollar amount that these type of units add to the overall home value? Will this help force appreciation and by how much?

It will be a 1 bedroom/ 1bath unit. Partially furnished loft space. We got it rented before construction begins with 1 month turnaround. Renting for $750/M.

I did my first duplex house hack with about 10k in 2018. Went in FHA and between closing cost and 3.5% down payment I was able to afford about 120K+ worth of house.

It’s doable. You just got do it.

@Jennifer T. Yes Jennifer they are on month to month. I decided that if she continues and can not communicate professionally, I will send a notice to vacate.

Dealing with a tenant who is rude via text correspondence. So I stopped texting her. Can anyone recommend a better way to correspond in order to notify of issues with the apartment? I do not want her texting me any longer with issues.

(Written notice or phone call) I need a better system to alleviate the issues.
