A businesses that owns other businesses with investor, oersees those business operations, and has a 30%-50% share on revenues. 

It doesn't have to be exclusively real estate, it can be grocery stores, salons, gas stations etc. What type of business is this? At first I thought it's a holding company but the businesses that are owned draw revenue and the company as well as the investors take a share of it. Help me out guys

I understand that Lot rent mobile home parks are priced and listed based on NOI. How exactly is that done? Let's say for example, that the NOI of a 100 unit park is $400,000, how is the price/value of this park determined?

How is your ownership of a lot rent park beneficial to you? Is your ownership absentee considering the fact that you do not own the mobile homes and therefore it requiring less attention? Is cash flow based on the amount of rent and spaces you have rented out? Types of expenses? Please share your experiences

Hey guys, I have an investment that I have been working that I would like to eventually pitch to an investor, but before I do I'd like expert help and advice from investors, investment counselors, and anyone else who has experience in these deals. It's an agribusiness deal (With Real Estate included of course) and its a high end investment north of $10M. I would appreciate the help.

A question I've had for a while is: How do you put a price on a mobile home park (When selling one)?

Mobile home parks that only rent the LOT can rake in a great income. For example: XYZ Mobile Home Park rents 100 units (lots) at $400/Unit. After expenses (Guessing) that would be $435,000 a year. In 15 years that's $6,525,000. So if someone was selling a park like this, how the heck would they price it?! The price can't possibly be better than the income in 15 years. I might be completely off, so enlighten me or join me in my confusion.

@Jon Klaus  Yes 100+ is up to about 400 units. A local owner here in Fresno actually does $470K a year on 105 units space rent only. Space rent ownership seems more lucrative and less stressful than a owner who owns the home as well wouldn't you say?
