Say the prospect is a mobile home park, 100 units, priced at $3MM. If you are not bringing any money into the deal yourself and are solely for management. You're relying on the investor for capital. And how does one go about this?
*For the sake of the invaluable inputs you have to offer let's exclude the small details (Ex: Cap Rates)*

@Angelo Behar You're just being unnecessarily technical and getting away from the point. Several mentors of mine shared their experiences with me and I'm just interested in hearing if anyone on BP has an experience they'd like to share. So unless you have one, your involvement in this thread is once again, irrelevant.

@Angelo Behar You hide behind the technicality of the situation. You're right, technically I didn't ask a question, I posted a statement that was asking for members to share their experiences and stories, not to talk about what I can and can't find on BP. There are thousands of members on here, I'm going to roll the dice and ask a question-I mean post a statement-regarding deals in the range of $5MM, maybe even $10MM if I'd like. And if your rhetorical question was explained by saying: "Most people doing $5MM deals aren't coming to BP forums for advice. Not to say there aren't people doing $5MM deals here on BP, its just that, their discussions won't be on public forums..." then are you implying BP is just a site for "rookies"? You said yourself there are millionaires on this forum? Anyways, your response was irrelevant Angelo, I don't see why you don't get that. Your suggestion for the book however is relevant, and I will order a copy ASAP, thank you.

@Angelo Behar A Your opening question: "If you had $5 MM, would you let a rookie handle your deal?" was extremely irrelevant to my question. You have a point when you say that a handful of millionaires haven't heard of BP, but that won't stop me from seeing if there happen to be any on here who've done deals like this. Good response indeed, but very irrelevant to my question, thank you.

The reason I ask is because I feel no one really discusses how deals this big are done. Please share your experience
