This is interesting because I've met local owners here in California who own 100 + units, rent out at about $300-$400, the tenants pay their own water bill and electricity which monitored by meters. These guys net about $400K-$600K a year. Guys on here are giving numbers much lower than that. Interesting take

What are your experiences in owning mobile home parks. What type of expenses do you incur and how quickly do you make your ROI considering you only rent out the land and don't own the mobile home itself.

I'm interested in knowing if any of you have used investors to acquire properties or any other businesses. We all know that there are just some prices we can't handle, but the business or property itself might just be a piece of cake and lucrative. I met an entrepreneur/agent here in the valley who bought a $10,000,000 anchor property which was 100% funded an investor. The entrepreneur (who I will keep discrete) manages the properties affairs (management, financial duties etc.) and received 30% of net profits, and his investor took 70%. The deal was quite interesting because this entrepreneur was just a real estate agent and through his networking ability sealed a deal that will feed him for years to come. Share your experiences and feel free to comment on this deal as well. Thanks guys and let's really get this one going, it was quite interesting.

@Mike H. That's exactly what I'd do. I feel that many PM are greedy no offense to anyone but it's just how I feel and many others feel. Reasonable fees, quick replies to tenant needs, and an intention to make sure your tenant and you make money and protect his/her property is KEY. Mike, maybe you should take that leap because you have the right head on your shoulders for it. You wouldn't believe the things some people pull. Great response buddy thanks for it.
