IC is a nice market and we have had good luck here. As you are aware, its a college town. It also has some nice industry and a large teaching hospital. Overall, our units fill up pretty fast. Happy to answer any specific questions as well.

Welcome to BP! We invest heavily in IC and in Illinois. Its been a very good market for us. Good demand, strong rents, etc. Prices can be on the high side (for the Midwest), but in the long term it has been great. I'm sure other areas are good as well. I think the main thing is doing your research and then jumping in. Happy to answer any specific questions you may have. Good luck!

In my experience, signing or not signing seems to mean little. I would prepare to do a 'cash-for-keys' if they will not leave. Not sure if you can/want to file eviction papers, but if you go that route, its best to start now, even with a signed document. Good luck!

Yep, I agree with @John G.
We own a 4 plex here in Iowa. Since its residential, bank usually uses the comps approach. However, if you have a good relationship with a banker, they may be able to use the income approach. Good luck!
