Hello, I am currently working on a single page document that I am intent on laminating and placing within my rented condos (student rental units).

The idea is for it to be a "cheat sheet" for the students and it will hung somewhere near the entry of the condo.

Right now I have the following things on it:
1. Paying rent (When and how much)
2. Cleaning Service (When they need to be out and have the place straightened up for the monthly cleaning service that comes in)
3. Emergency contact list (when to call / text and for what reasons)
4. Neighborhood noise ordinances (When to stop having a crazy party; kidding)
5. ---- WHAT ELSE?
I'd love some feedback / thoughts on what else could be on this page... Any ideas or thoughts are welcomed!

I actually decided to do an LLC for every unit that I will have available to rent. Because I am doing student housing (between 3-6 students in each unit) it is a lot of liability, and it seems to be the most cost effective and safe way to set up this project. Thanks for all of the input and leads!

Hello, I've been searching everywhere for the right property management program! I finally was told to check out appfolio.com - Which I like A LOT. However, for an investor just starting out with a very small portfolio, the minimum of $250.00 per month seems crazy. That takes a way a large percentage!


Has anyone else here found a good alternative for appfolio for smaller portfolios? Or do they happen to have any sort of plan for new investors that can grow with them? (Probably not, but it's always worth asking.)

This is currently my biggest struggle that I'm facing, any guidance would be great!

@Stephen Dee - Thanks again for the information. do you know of a QuickBooks online essentials rep or adviser that is on BP? I have more questions... Not being able to build credit is kind of deal breaker, there must be some way to connect it to a service that can handle that.
