Post: Not a lot of rental comps

I had my realtor run rental comps for an area where I am looking to buy a duplex. She ran the comps but said it was not too much so she gave me 3 with 2 out of three being single family. Is this a sign that the areas basically does not have much rental demand and I should ultimately move on? 

The area is closer to the outskirts of the city.

Hi Damon welcome!! When you get further into the process you want to start picking up the phone and talking to lenders and local banks to get an idea of their risk appetite. You can call and ask for someone who deals with real estate investors. You can always search on BP for a list of questions to ask a lender but don't forget to also discuss their appetite and even mention some neighborhoods you are looking at.

@Nicole Shipley yup this wasn't turn key but not sure if this was budgeted for and not sure what came up during inspection. What the age of all the mechanicals were for because if you factored in Capex you would be able to see if it is a good deal. I don't have an opinion about Govans not an area on my radar. As for selling it, if the mechanicals are old and there are more big ticket items coming around the corner I would seriously rethink especially if I don't have the rental income to maintain it and pay back what I've spent.

@Dannison Arias If that's the case you would never buy alot of houses in Baltimore any many other established cities.

I listen to Real Estate Rookie from Bigger Pockets and I also listen to Rental Rookie. I would rate Rental Rookie more beginner-friendly and then graduate to Real Estate Rookie but both are great!
