I assume that when the investor sells the property in the future, that they need to pay some of that equity back.

You can't raise rents overnight. She needs to wait until each lease is up for renewal and raise them at that time.

Hey Matt. I work with some builders and they have 2-4 units with rates in the 4-5% range. Those make sense and cash flow well. So there are deals out there if you know where to look and are open to other markets.
