Phoenix, San Antonio, Charlotte, Jacksonville are places I like more. The midwest is not growing as fast as the south and southeast. For a growth market to be growing, you need a lot of job and population migration.

It sounds like there is no upside. If the area is not growing, then appreciation will be flat. Rents could also be flat. What's the projected cash flow?

You will need to put some kind of down payment upfront. Like the others mentioned, either 3.5% down if you intend to live in it. Or 20% down if you are not. That is the only way.

There's really no need to pay off your home early. I would personally use some of that equity and get started with your first property. It sounds like that you have been getting ready for awhile. So why not put that money to work and start building up some cash flow?

You can always just increase the liability on your current carrier. Many of them go up to $1M. That way you wouldn't need an extra policy. Is it a SFR or multi family property?
