The best thing to do is to put each property in it's own LLC. That way each asset is separate. This is what I do.

Be persistent. How long have you been trying for? My rule is that whenever I try a new business, give it at least 12 months. Then if I still have no success, then I move on.

You say nothing cash flows? I guess it depends on where you are buying. But if you are doing long term rentals with 25% down, there are many things that cash flow. I have a client purchasing a brand new SFR with 25% down. And it's projected to cash flow $400/month net.

I also agree that a garage conversion will cost much more. The permit will probably cost $5K alone, maybe a little less. Some cities are now giving you money in the form of a loan to help build ADU's, which is great. To me, monthly cash flow is better in the long run. It depends on what your long term strategy is though.

It's not my property. Someone can easily circumvent me. So that's why I don't initially just give addresses. I'm happy to put in you in touch with my broker if you want. Not trying to be sneaky.

So what you're saying is you're illegally brokering real estate without a listing agreement & without a license?

Nope. I am licensed and with a broker.

 If you're licensed to Broker real estate in Ohio, & you've got yourself a listing agreement, why are you worried about being circumvented?

I didn't say I was licensed in OH. I act as a referring agent there. I have an agreement with a broker in Cleveland, and they allow me to market properties.
