Yes, I'm lucky that we bough in 2010 when the market was down and Miami have been appreciating like crazy. 

Hi @Terry Davis!

I my self have 3 SFH on contract in JAX. I'm not local but have an EXCELLENT agent there. According to my numbers I'm having a ROI around 9% and around $400 cash flow on each. These are all conventional loans with 20% down in B class areas. I think JAX is a good market now for investing, but I'm also convinced that we all I'm learning in BP I will be able to identify much better deal in the future.

My plan is to hold and little by little grow my portfolio.

Hi BP community!

My name is Alain, I'm starting my journey as a RE Investor and this community will be super helpful!

I just sold this week a rental townhouse and with the proceeds I'm buying 3 more rentals!

I'm located in Miami, but the market here is not good for investment now, too expensive; so I'm buying in Jacksonville, FL!

I'm interested in buy more rentals for passive income but I really want to do a rehab and flip this year, so I'll be asking for your help on building the best team possible!

Hi BP community!

We just closed on the sale of a rental property and are doing a 1031 Exchange to finance the purchase of 3 rentals. The process is fairly simple, there are some rules on the minimum debt and price of your new investments and the time frame.

I'm wondering, is this something common to do among investors? 

Is the process simple when closing on the properties? If there is some money that is not used, can you gain access to it right after closing?
