Hi @Lizzie Benzer, While driving for dollars in my opinion is more fun, you can connect with more people by using a dialer services. RedX (one of many dialer services) for instants you can purchase geo-leads to target specific communities or types of leads. You can also purchase lists of FSBO or FRBO owner lists.

It just depends on what your preference is.

How exciting! Congratulations on moving to Florida and starting to transition out of "professional job" to focus on real estate! 

My recommendation is keep your professional job until your rental income can start to supplementing your current income. It will be cumbersome and hard work in the beginning, however; having financial peace of mind while starting out will make your goals much more obtainable.

Good morning Haven, 

The Tampa Bay area, particularly Pinellas County is a great area to invest in STR and vacation rentals. My mother-in-law and I manage a few rentals and Airbnb's that are booked out until 2023. Monthly rental between $3,500-5000 monthly (depending on the season.) Other areas that are booming are the small river and springs towns a little further north. Ex: Homosassa, Crystal River, Hudson Beach just to name a few. Another cool little town is Cedar Key. I recently heard Daytona Beach has some very afford STR or VR; however, I have not researched why. Another area that maybe worth checking out.

Seller financing can be used when the seller doesn't carry a mortgage. If you are putting offers in on properties that the seller's carry a mortgage this is most likely the reason for rejection. 

If you find a property where the seller doesn't carry a mortgage, it is a great way for the seller to continue to settle the closing costs with a (sizable down payment) while still obtain income for 6 months to a year by holding the note for the borrow. 

I have sold many seller's on the benefits of seller financing and negotiated on buyer's behalf as well.

55+ communities can be a good investment option. Things to consider: monthly fees, taxes, rental minimum days, can a person under 55+ own in the particular community even own, land lease, and what other units are renting for.
