first, your being lazy, so let's get that out there. how long does it take to make a paper offer? like 10 mins? you do 2 per week, so that's 20-30 mins tops? that's what i mean by "lazy".
and you DO want a formal offer to go to the sellers becuase a FORMAL/paper offer has more weight than just a verbal offer.
i have made hundreds of written offers and never complain about how much time it wasted. and i complain about a lot of stuff!
in addition, you can always put a clause in there "offer contingent on seeing the house". this way you are protected.

I'm not being lazy. I have n problem filling out written offers. I don't want to spend the time seeing every property that I plan on making a low offer on.
@George P.: You say you make hundreds of written offers. Is this after seeing the property? Perhaps I am confused about how binding a written offer is. I assumed that if the seller accepts it then I have to put in my earnest money and begin the closing process. Can I make a written offer before seeing the property and then retract it after I see the actual property and don't like it? Sorry if this all seems obvious, I'm a noob and confused about this.

Hello all,
I have been trying to follow BP advice and running the numbers on lots of buy/hold multi-unit properties a day. I come up with about 2 a week that look interesting. I want to make offers that are well below asking price (around 7 CAP range) but all the agents in my area want me to sign a formal offer before discussing it with the seller. I am uncomfortable doing that without seeing the property first. Given that my offer is well below asking price I'd much rather see if the owner would even entertain my offer and then spend the time seeing the property. I've gone the "see the property then make offer" route several times and I'm trying to save time thus allowing me to make offers on more properties.
Do others have similar experiences or am I doing something wrong?

I'm a noob with the same question so I too appreciate your response. I tried following your recommendation (even using different browsers) and despite setting it to show only members within 10 miles of my zip, it is giving me a huge list of realtors all over the country. Any idea what I am doing wrong here? I set my search parameters hit apply filters and get results from everywhere.

Hey all-
Right now I own a duplex in which I live in one unit. I am a newbie looking to get into Northern NJ RE multi-family properties. I’ve been searching online and speaking to brokers. For the most part- properties I’m interested in have already been sold or the agent has not gotten back to me in a timely manner.
- 1. Any recommendations for a commercial RE brokers or wholesalers?
- 2. I would like to go to a Commercial RE investors’ group meetup. When I search online for those I find tons of groups. Anyone here recommend a specific group? Looking to interact with like-minded investors.
