@Yoichi Kato "construction " is a broad term. I'm an electrical contractor and am free to travel, work wherever whenever. Bigger jobsites may be affected.

@Bradley Laddusaw thanks! These are the kinds of strategies that I wanted to learn more about. Especially with the changing lending environments we're in. Value add is my comfort zone. My apologies for leaning on all of you so heavily but could you share some easy hypothetical numbers so I may absorb this better and study it? I'm a contractor so I learn in a somewhat tactile fashion ;)

@Alex Svet look into ozone generator. It has to be done correctly and some states have restrictions. Its the best way to eliminate odors. We use it a lot for smoke and pet odors. Duct cleaning rarely works, better to just replace them.

@Steve Salisbury forgot to mention make sure the meter main has 2 separate breakers dont double lug :)

@Steve Salisbury usually 2 100 amp load centers or "sub panels " that's based on the breakers feeding them. The panels themselves could be rated at 150amp. The importance is that the OEM's provide so many feeder breakers base on size. So you could have 2 150 amp subs with say 30 single pole spaces but feed them with 2 100 amp breakers.
