As you all know flipping in California is challenging now, and landording here is not for me. I have a trustworthy friend who's moving to sallisaw ok. Fayateville & ft Smith intrigue me. I'm going to visit there in the future and am doing my homework. Any input from locals is greatly appreciated. Probably flip & some hold. I'm also open to buying a business/working ranch or? TIA

@David Hughes based on your posts...if the structure is open enough, have it roughed in for future. Nothing wrong with having the wiring in place. Then decide on device later

@Justin F. The process will be to initiate engineering with pg&e, a deposit will be required. Thwy will estimate cost and either your c-10 or they can do the work. Then a permit based on scope of work with the AHJ (authority having jurisdiction) i.e. city/county. The AHJ will do trench inspection, rough & final electrical inspection. They will issue a meter release to pg&e for them to re-energize. This will be a pricey job and you'll need a reputable c-10. As with all electrical upgrades in California the customer pays for the utilities infrastructure, after release the utility owns that infrastructure and are responsible up to the meter. The property owner is responsible for the infrastructure after the meter. Hope this helps.

@Scott Ayres That's a good idea, health care and aging population. My only concerns are as you mentioned rehabilitation costs....and of course dealing with California.

There's so many empty buildings in silicon valley right now. Big fancy buildings that are experiencing deferred maintenance.

My friend and I were joking about how many laser tag businesses we could start! :)

Given the future of commercial what are some ideas regarding repurposing of commercial.

I'm working with a friend on a strip mall. Will be targeting Tennants that we know will be ok relative to the new normal. I.E. take out/delivery, auto parts, dollar store etc.

But that's not very forward thinking.

I'm lacking a crystal ball and and looking for some brainstorming on the future. I realize no one can predict, just ideas.

Strip malls?

Stand alone offices?

Larger commercial buildings?

Will live/work grow?

FWIW The areas I'm in are Sacramento to Bay Area.

Service Magic....er ah....home advisor/ angie's list "sell leads". H.A. is under yet another class action suit. Their boiler room in Colorado now spoofs with phone numbers of existing customers. "Hi I'm Josh, I need work done" insert same old lame old closing question.

We get 2 to 5 calls, texts, emails, they seem desperate to find more contractors to fleece.

Panel replacement/upgrade requires whole house surge protection. Looks EUSERC hashing out joule requirements.

According to California State License Board the most misused, poorly executed trade is electrical. Here in CA anyone working on 100va or above must be a certified j-man or licensed contractor.

Homeowners, handymen & "investors" provide lots of job security ;)

@Mary M. Hi Mary, find an electrician that can put a data logger on your system. It's the fastest way to identify loads and specific times.

Electrical in general is highly misunderstood as it can't be seen and "tribal" knowledge passed on by people.

When making capital equipment decisions always purchase the highest voltage possible that fits your building voltage. I.E.

Watts divided by volts equals amps. Amps are what you pay for.

BTW Really knowledgeable electricians are not on Yelp.
