In some states it is a requirement. In NH, it even must be through a specific list of providers. Min of 40 hours in the classroom. Self education is great prep but it won't let you take the test, here anyways.

@Matthew Lindsey If it's off market I wouldn't worry about a contract yet. As for the management company, ask the owners for the details on the maintenance and you should be fine. I agree, that's the linchpin of the whole deal. It's just such an oddly high number for buildings not that old. This is still absolutely something I'd keep looking into. What a great bump to your portfolio.

Why wouldn't you supply a fridge? Like a missing stove, wouldn't that just lower the amount you could get for the apartment?

It sounds like you may feel beat down man, keep the faith. In all honesty, someone needs to own those properties and it's best if it's someone like you who will think about these moral questions. I am sure the slumlords are out there but they're not going to be places like here. I lived in class C neighborhoods growing up. Knew where to buy certain drugs and who were the big names on the block. Those places exist and there's nothing we can do about it. But owning those kind of buildings gives the downtrodden a place to live and there's honor in that. If the neighborhood were renovated and rented at high prices, it would push those most vulnerable out, needing to find a new home. Or worse, leave the house abandoned which would attract far worse energy.

My question is this, if you want a multi, why are you looking at this condo? Your friend is getting rid of it so he can go multi. Why the change in course?

Hello, I had to email bootcamp at biggerpockets.com to get the information for the course.

I hate to bother but I still haven't received any of the boot camp information. Are we getting it all the day of? I enrolled in pro and used the boot camp code...

I think we all can make assumptions but you should speak with a Real Estate Lawyer for reliable information and advice.

@Chan Park My lender says six months to a year from the purchase for a cash out refinance at a minimum. That's assuming you did a lot of rehab to increase the value.
