Karen, thanks for the reply. I've actually recently got my license and join the brokerage too. So would you go through the public record to find out the bank and call them introducing you are an agent interested on it?

I'm also curious what would make a difference if the deal would work or not between auctions that has the same amount of time left?  Do different types of lien or default cause different timeline to resolve it?

What % interest does the lenders are usually looking at? So the judgment amount on the court auction is pretty accurate? I appreciate all the insights.

Hey everyone,

Im trying to find ways to find a deal and thought I should call or mail the owner who is about 3weeks or more away from the court auction foreclosure. As i have been doing the research and lurking posts, I still had a couple of questions I wasnt sure.

1. How do I exactly know how much the owner owes? For instance, the owner could exaggerate the amount he owes $15,000 when it is actually $10,000 or vice versa he could under tell you. I know we could take a look on the public record to see what lien the owner has but is there a way we can find how much exactly he owes?

2. After I make a successful negotiation with the owner, do I write a contract as what we do as we normally buy a property someone? (Assuming you are paying over what the owner owes).

I would appreciate if any experts could clarify these two parts. Also, I would really really appreciate any experts on these deals could give me advice on working these types of deals.

Hi everyone,

My name is Albert and an aspiring new investor. I always have been interested in real estate and started educating myself by reading books and listening to podcasts since last year summer after finding out Bigger Pockets. After reading some books, I became really interested and passionate about BRRRR investing. I wanted to take one more step by working for who have been investing already in the area. I am looking for an investor preferably who BRRR invests in South Florida who is looking/need for an assistant for free but a tradeoff for education on the journey.

I currently live in North Miami working as a pilot for my primary job. I have at least 13-15days actually physically available every month to help you (I can help all day every month on a computer or phone) and will be willing to travel anywhere if needed (For instance, travel to a different state to take a look at the property). I can do basic Microsoft office and am a fast learner if I need to work on different software. Additionally, I have recently got my real estate license for Florida so will be able to benefit from all the resources from there to help you.

South Florida investor or anyone who thinks you know someone who needs an assistant in South Florida area please reach me out. I would really like to have more conversations to tell you about me and learn more about you.

After reading many books and listening to bigger pockets podcast as an aspiring new investor, I have got my Real Estate associate license for Florida.

I am currently located in North Miami and looking for a brokerage to join with low or no monthly fees to get access to the training and MLS.
