Investment Info:

Single-family residence buy & hold investment.

Purchase price: $154,000
Cash invested: $7,000
Sale price: $285,000

Bought as a primary residence and house-hacked my additional bedrooms. Then when i moved out of state i rented it out and learned many many lessons. After a renter caused lots of damage, (holes in walls, missing doors, broken windows, pest problems, and more) it forced me into learning how to flip a property. We fixed it up and sold it for a solid profit. This was a testament to time in the market curing my many problems/mistakes

Mortgage Broker here - i would highly recommend that you talk to more lenders. There should certainly be programs available where you can use a portion of the rents as long as there are leases in place on the other units. Would recommend you talk to at least one highly rated broker who has access to many different wholesale lenders - they will be able to find a lender that can work with your situation or at least give you your best chances of approval
