I am looking for referrals for good Ohio attorneys that have knowledge, experience and are extremely familiar with subject-to and wrap around loan deals, contract documents and closings with subject-to and wrap around loans.  If you know anyone or have used anyone with this knowledge, please let me know.

@Tony P.  Might be a posting mistake...  Is the duplex part of a commercial building with offices or stores below?

@Tony P.  In Canada, generally speaking 2 to 4 units is considered a residential multi-family investment rental property and can be financed with a conventional residential mortgage with 20% down payment with the posted residential market interest rates.  For 5 units and above, it is considered commercial multi-family investment rental property and needs to be financed with a commercial mortgage with 30% - 35% down payment with the posted commercial and higher interest rates than the posted residential market interest rates.

@Ashley Zhang Hi Ashley, Thank you for your reply message and all the best to you in your real estate property investments! Have you looked into extended stay STR for 31 days and over for corporate rentals and people on short term assignments and contracts such as engineers, doctors, nurses, etc. that travel and stay for 3, 6 or 12 months only? Good cash flow but not as much work required as AirB&B STR few days at the time bookings... You get around the AirB&B zoning and current & future local laws & restrictions...

@Ashley Zhang Hi Ashley, unfortunately, I have done a lot of research in AirB&B and vacation STR properties and markets but I did not buy any STR properties... I am currently looking at the BRRRR strategy for SFH and small multi-family properties where I can refinance the property after rehab and recycle my cash investments over and over as well as get cash flow and expand my property portfolio.
