hello BP in about two hours I'm going meet an agent to look at a 4plex right around the corner from where I live. I'm nervous and excited at the same time. The plex is listed for 200,000$ With three rented out for 1050 a month.. I haven't done the numbers yet because I'm not to familiar with it (newbie here). It did say it has a 21%. Cap rate. I am hoping I can get a fha loan to get the plex. My question to you all what are some good questions to ask the agent? I am in the New Orleans east area by the way :).

hello everyone. Ok I just want to say even tho I am still very new to this I am getting more and more excited everyday! Well lately I have been taking small steps, which is good. I have been requesting info on different properties from website like zillow and realtor , and agents have been contacting me really wanting to help me on my new journey. I am in the process of going out and looking at properties ???????? so exciting. Even though I don't really have an idea of funding yet, that won't stop me from going.  I feel great things. Are coming my way so I'm speaking it into existence.  ONE MUST TAKE ACTION AND START  no matter how hard it may be. There are tons of people  out there willing to help, just reach out. The people I have. Talked to so far have given me great advice. Just wanted to share my. Excitemt.

ok my farther have a paid for home in New Orleans east. It's paid for but he has little to no money to pay for the finishing touches it needs. He is a construction worker so he's fixing it himself he's talented but lazy. Anywho I want to know how can a present a deal to him where it sounds good. Like I wanna use my money to help fix the place. He wants to sale it and move to Cali in July. His brother wants to buy it so we have a buyer..my thing is when he sale it I want a little percentage of his profit. So what can I say to him so he can take my offer and the main thing is what is a reasonable percentage of profit I should ask for ??? I hope this makes sense to you all.. I just thought the money he gives me (if any ) that can be help for me starting out and I can convince him to help me being his in the construction biz.

so today 06/3/14 I fished j Scott's book on flipping houses and I must say it is a great read. He really breaks everything swim as much as possible. If you haven't read it yet I suggest you do, especially if your new like me. Any who, back to the matter at hand. After finishing the book I am ready to get started in finding that awesome deal. I want to flip and buy and hold. My thing is FUNDING. I am currently thinking about doing the hard money loan being I feel that's my only option right now. Could any of you all help with this. And people or company's you know of that i an get A HML FROM? And also tell me as much as possible about them. I still do have a lot to learn bit I want to START! Can't keep worrying about the what ifs. Thanks for reading this long post :)
